Special Permit Awarded to Carwash

SARATOGA SPRINGS, N.Y. - On Wednesday, the developers of a proposed automatic carwash received a special use permit from the Saratoga Springs Planning Board.

The board unanimously approved the revised permit that limits the hours of operation in response to concerns from neighbors about noise from a 24-hour operation, according to an article in the Saratogian newspaper.

The permit allows the carwash to be open from 6 a.m. to midnight Nov. 1 to April 30 and from 6 a.m. to 10 p.m. May 1 to Oct. 31. KNC Holdings of Latham, N.Y., which is proposing the carwash, will not be allowed to install vacuum cleaners at the site.

''We worked out what I thought was a very reasonable agreement,'' said Matthew Jones, the attorney representing KNC, told the Saratogian. ''I think all parties think it was the best solution.''

Neighbors of the site, which is near West Avenue, spoke at the public hearing Wednesday night and had expressed concern over the potential of noise from a 24-hour carwash.

While vacuums are common at most carwashes, KNC is experimenting at its Clifton Park location with not having vacuums to see if their absence causes any drop in business.

The carwash proposed is automated so that customers pay at an ATM-style kiosk and then drive into a bay where high-pressure, low-volume jets clean the car. Besides Clifton Park, KNC already has sites in Malta and Latham, the newspaper reported.

KNC Holdings will have to return to the Planning Board for site plan and architectural approvals, likely in late April, Jones said. The company hopes to begin construction by the summer and be open by fall, Jones said.
